W.CREATE's mission is to offer quality of life in the residential project Pachmüllergasse, which means building in a way that is good for people and the environment. That is why construction is being carried out as sustainably and circularly as possible – this includes the demolition of the previous building and the new construction. The aim is to create regenerative living space where people feel comfortable, which is in harmony with nature and makes financial sense.
Preliminary investigations have shown that the building, which was constructed in 1907 and destroyed several times during the world wars, should be demolished due to its poor structural condition. W.CREATE's goal is to reuse and recycle as many materials as possible: Before demolition, building products in good condition were removed for reuse in other buildings owned by the real estate group – including gas boilers, fittings, lamps, washing machines, dishwashers, and furniture. The demolition is being put out to tender with a focus on recycling.
A hybrid timber construction method was chosen for the new building because timber from sustainable forestry is a renewable, regenerative, and CO2-binding material that enables a warm and nature-oriented quality of living in the city. In addition, the diversity of materials is essential for sustainable construction and resilience. The building is designed in BIM to be circular for use, durability, recycling-oriented demolition, and a digital building passport is being created. Living comfort and biophilic design—living space that connects with nature—are central to the building's design. The flexible and effective floor plans of the small apartments, most of which have outdoor spaces, create high-quality and affordable living space.
Pachmüllergasse is a demonstration project of the innovation project KRAISBAU, which aims to realize the transformation to a circular construction industry through artificial intelligence.
This residential project is taking further steps towards the realization of a sustainable, circular private real estate industry – for the Pachmüllergasse building itself and for future private residential projects, so that regenerative construction becomes the best way forward and our new normal.
