Flagship project for the transition to a circular economy in construction in Austria

100% Circularity in construction

At KRAISBAU, we are convinced that a climate-neutral construction sector free of waste or landfilled materials is possible. W.CREATE is a project partner in the BMIMI flagship project KRAISBAU, whose mission is to enable the transformation to a circular construction industry with the help of AI (artificial intelligence) tools. W.CREATE is working with 31 other expert partners to make circular construction the best option – practical, ecological, economical, and socially beneficial.

W.CREATE‘s residential project Pachmüllergasse in Vienna is a demonstration project at KRAISBAU for circular demolition and new construction. As the existing building in Pachmüllergasse, constructed in 1907, was destroyed several times during the world wars and is in poor structural condition, preliminary investigations have shown that it should be demolished. Circular measures for sustainable and resource-efficient construction will be applied in both the demolition and new construction phases.

During the demolition process, the Vienna University of Technology conducted a resource exploration. Based on this, a detailed concept for resource- and recycling streams for materials from the existing building was developed. The tender for a harmful and disruptive material analysis and demolition for recycling-oriented dismantling was optimized in line with the vision of a 100% circular economy. W.CREATE is conducting a cost-effectiveness analysis comparing standard demolition with recycling-oriented demolition and evaluating the status quo and possible next steps to improve the feasibility of recycling-oriented dismantling. To make the process of reusing bricks more efficient and easier in the future, the University of Natural Resources and Life Sciences is developing a tool to facilitate the evaluation of bricks for reuse with AI. For this purpose, samples of four different types of bricks were taken from the Pachmüllergasse building. The existing building was recorded using point clouds from Cloude Nyne, and the accuracy of the AI data was compared with traditional calculation methods. In addition, Geosphere recorded the building fabric and materials using AI tools, and the AI results are being compared with the actual materials in the building, which will only become visible during demolition itself. This allows the AI data to be verified and improved if necessary.

For the newly constructed building, a life cycle analysis is being carried out as part of KRAISBAU, which also includes circular indicators, and the circularity factor is being calculated. The building planned in BIM is being imported into the Madaster platform and a digital building passport is being created. Living comfort and biophilic design—living space that connects with nature—are central to the building's design. The flexible and effective floor plans of the small apartments, most of which have open spaces, create high-quality and affordable living space.

This residential project represents further steps toward the realization of sustainable, recyclable private real estate management—both for the Pachmüllergasse building itself and for future private residential projects—so that regenerative construction becomes practical and our new normal.
